Three things worth knowing about Golf Villas
Two listings are priced under the proven band, which is rare here. Golf Villa 35 at $2,999,000 and Golf Villa 47 at $3,500,000 both sit below the $3,700,000 floor of the three recorded sales. Across the whole of Diamante, very few listings are asking under what comparable property has actually fetched. Whether that reflects condition, position or a motivated seller is the question worth asking.
The most recent sale took the deepest cut. 25-5014 was listed at $4,495,000 and closed at $3,700,000 in May 2026 — 82.3% of asking, a $795,000 reduction and the largest discount recorded in Diamante. The two 2024 sales closed at 97.4% and 96.2%. On a three-sale sample that is not a trend, but it is the freshest data point and it points one way.
