Five properties have closed at Las Terrazas in three years. Every one of them settled at exactly its asking price — $2,450,000, $2,450,000, $2,150,000, $2,150,000 and a homesite at $850,000. Not one dollar of negotiation across $10.05 million of transactions.

Three of the four house sales were the same 3,733-square-foot four-bedroom plan, and they closed in a pattern: two at $2,150,000 in late 2023 and January 2024, then two at $2,450,000 in January 2024. That is a $300,000 step up on identical product within roughly three months.

Four houses are listed today from $2,640,000 to $3,499,000, all above every recorded sale. Given that every sale here has gone at list, the asking prices are the most meaningful signal this neighborhood offers.

Three things worth knowing about Las Terrazas


A perfect list-to-close record usually means developer sales. Five for five at exactly asking, four of them the same floor plan, three closing in the same month — that is the signature of a builder releasing units at a set price rather than an open resale market. It means the asking price has been the price, but it also means Las Terrazas has never really been tested by a resale.

The price stepped up $300,000 on identical product. Two 3,734-square-foot four-bedrooms closed at $2,150,000 (October 2023 and January 2024) and two more at $2,450,000 (January 2024). Same plan, same size, 14% apart within months. Ask which phase or position each belonged to before you use either as your comparable.

Every current listing is above every recorded sale. The four on offer ask $2,640,000 to $3,499,000 against a $2,450,000 ceiling in the record. Note also that Las Terrazas 14 asks $2,640,000 for 8,339 square feet while Las Terrazas 7 asks $3,499,000 for 4,304 — roughly half the area for a third more money. Constructed area clearly is not driving price here, so establish what is.
